Real estate in Bozeman is booming, mostly due to out of state buyers flooding the market. Lots of new people moving here means more housing needs and new construction. Here are some new subdivisions in Bozeman and the surrounding area where you can find new construction for sale.
White Horse Ranch Subdivision
Located off of Baxter Lane next to Black Bull will be White Horse Ranch Subdivision. These 60 acres will include single family homes and townhouses on lots that range from .07 acres to a little over an acre. The subdivision will include 12 acres of open space, parks, recreation fields, picnic areas and a pickle ball court.
Gran Cielo
Over in the fast-growing Southwest Bozeman are is a new subdivision called Gran Cielo. West of 19th Avenue between Graf and Stucky Road is 49 acres with 124 residential lots and a 4+ acre park in the center. “Gran Cielo was designed quite literally with community at its core. It’s modern central park, plethora of home variations, and exceptional location make this place remarkable.”
Cottonwood Major Subdivision
On the east side of Cottonwood Rd, south of Town Pump and east of Loyal Garden will be Cottonwood Major Subdivision. It is a 28 acre site that will include 8 multi-households. There is potential for a walking path to be included that could eventually continue in to surrounding neighborhoods.
The Highlands Bozeman
The Knolls at Hillcrest is the first stage of this 500 acre major development located east of Highland Boulevard and north of Kagy. The master plan shows future residential development, villages, shops, a market place and a multi-use campus. The popular section of the Main Street to Mountains trail will be unaffected, but it will be a big change for the area. You can view the master plan on their website.
Northwest Crossing
The project hasn’t been approved yet, but The Northwest Crossing subdivision is a proposed 160-acre subdivision west of the Gallatin County Regional Park on Cottonwood and Oak Street. There aren’t many details about this subdivision but it should be a mix of residential and commercial developments.
Riverwood
Riverwood Subdivision is a new rural community located off of Cameron Bridge Rd. with easy access to Bozeman and Belgrade and just 10 minutes to Target, Costco and shopping. Some lots back up to Hyalite Creek and some have mountain views. You’ll find larger ~1 acre lots, a trail system and pond in Riverwood. Each lot is approved for a single family home with potential for a detached garage/shop.
Williams Homes in West Winds
The latest phase in the already established West Winds Subdivision are single-family homes by Williams Homes. There are 1-2 story floorplans with 3 or 4-5 bedrooms.
Creekside Meadows
Creekside Meadows is a subdivision in Four Corners that will be 96 single-family homes. Located on 55 acres just west of Bozeman between Shandalyn Lane and Black Bull Trail, the lot sizes in the Creekside Meadows subdivision will range in size from .18 to .367 acres. The subdivision will include 20 acres of park space that will be connected by a trail system.
