Jody Savage is knowledgeable, trustworthy and tireless. I purchased a property this spring (2017) near Bozeman; Jody represented me as well as the seller in the transaction. Jody led me through the entire process because this was the first property I had ever purchased. HOA complications and other details made the purchase more difficult. Jody undertook a boat-load of legwork to make the transaction go smoothly. I hope to work with Jody again.

Is it a Good Time to Sell Your Home in Bozeman?

December 7th, 2021

This year in 2021, the real estate market in Bozeman hit an all time high. Low inventory and many people moving here from out of state created high prices. Everyone’s wondering what will happen in 2022 and if it’s still a good time to sell your home in Bozeman. Here are a few reasons why it is still a good time to sell your home!

Low inventory

Inventory still remains low in Bozeman. Low inventory means less competition and the potential for multiple offers and offers over asking.

Home prices are still at an all time high

The average sales price for a home in Bozeman in November was $764,524. In November 2020 it was $577,144 and it has increased every month this year. We have seen a seasonal slow down this fall but there are still buyers moving here. While the feeding frenzy has slowed slightly, there is still high demand and homes are still going fast.

People are still moving to Bozeman

The secret is out – everyone loves Bozeman! Bozeman continues to make Best Places to Live lists and people are still moving here from out of state. More people than ever before are able to work remotely which allows them to live anywhere. Bozeman’s outdoorsy lifestyle, close proximity to the airport and highways makes Bozeman a very desirable place to live. So not only do you have locals looking to purchase homes but you also have many out of state buyers. With all these potential new people, if you list your home, there are many who will see it! With our virtual tours, out of state buyers can “walk through” it from their phone or computer! This enable buyers to essentially have a showing from out of state!

Low mortgage rates

There is a lot of talk as to what interest rates will do in 2022. As of right now, they’re holding steady. As of early November, interest rates were at 3.10% (for a 30 year, fixed-rate). Low interest rates also incentivize buyers to buy now before the potential for them to go up.

Real estate market expected to stay strong in 2022

Due to all the out-of-state buyers moving to Bozeman, it’s unlikely the real estate market here will crash. The market may slow a bit but homes likely still won’t sit on the market long. According to The Mortgage Reports, “Most [experts] agree the market will remain hot, as it will take a long time to regain inventory. But they also agree competition and prices should moderate somewhat compared to the past year.

Things to Know Before Coming to Bozeman

January 13th, 2022

Plan your trip to Bozeman

Book in advance

With long winters in Bozeman, it’s no surprise that Bozeman locals spend as much time outdoors during the spring and summer as possible. If you’re planning on camping during your stay, you’ll want to book your site ahead of time since campgrounds get very busy in the summer in and around Bozeman. You can now book online at recreation.gov

Dress Accordingly

Sometimes Montana’s weather is a little unpredictable, especially in Spring. There’s always the possibility of a spring snow storm. Not only that, but hiking up into higher elevations can get chilly. It’s best to wear layers so you can peel one off if you get too hot.

Licensed to…fish?

That’s right, you’ll need a license before you start casting. Visit Montana Fish Wildlife and Parks to learn about fishing licenses.

Get to Know the Area

There are several “known as” areas of Bozeman. There’s Downtown Bozeman that includes Main st, the “Southside” includes MSU and surrounding neighborhoods, “midtown” is Bozeman’s up and coming neighborhood that runs along 7th avenue which is currently being revitalized. West Bozeman is primarily residential with a few pockets of commercial and retail including The Market at Ferguson Farms. Get more familiar with the neighborhoods of Bozeman with this blog post.

Eat and drink like a local

Montana has some specific alcohol laws making breweries only able to serve three pints of beer to each customer and they have to stop pouring at 8pm. Non-brewery bars and restaurants can serve until 1 am. You can find lots of restaurants that serve local meat and produce. You’ll also find a lot of huckleberry foods and drinks here!

Montana Wildlife

You’ll find bears roaming through the mountains and forests around Bozeman, and sometimes they even come into town looking for food! If you’re hiking or biking anywhere around town, you’ll want to have a can of bear spray with you and make sure you know how to use it.

Bring Bug Spray

There are plenty of mosquitos and ticks in Montana’s forests and meadows. You’ll want have bug spray on hand if you plan on any outdoor adventures!

Drive Carefully

Always keep an eye out for deer or other animals when driving around Bozeman – especially in the more rural parts. Montana is the second most risky state in America for collisions with wildlife while driving.

Can you buy a house with Cryptocurrency?

January 18th, 2022

As cryptocurrency increases in popularity, it might have you wondering what all you can spend it on. Can you buy a house with cryptocurrency? We can take a look at the factors involved with making a large purchase, such as a house, with cryptocurrency.

What is Cryptocurrency?

First, let’s take a look at what cryptocurrency is. According to NerdWallet, “a cryptocurrency (or “crypto”) is a form of payment that can circulate without the need for a central monetary authority such as a government or bank. Instead, cryptocurrencies are created using cryptographic techniques that enable people to buy, sell or trade them securely.” Cryptocurrency was created in 2008 with Bitcoin, but has now grown to multiple types such as Ethereal and Dogecoin. To purchase crypto, you just need an exchange website like Coinbase or Robinhood. You can also find online brokers offering the opportunity to invest in crypto.

Can you Buy a House with Crypto?

The rise of cryptocurrency’s popularity has people wondering what all you can do with it! Can you buy a house with crypto? The short answer is yes! The part that might be tricky is you will have to find a seller that will agree to it as well as a title company that will agree to handle a transaction with cryptocurrency. There have been instances of buyers buying property with Bitcoin and Ethereum!

What are the Pros and Cons of buying a home with Cryptocurrency?

Pros of purchasing a home with crypto:

You’re buying a more secure asset

Cryptocurrency is volatile and the value fluctuates daily. Property values are much slower to rise and fall (and tend appreciate over time), therefore you’re buying is a much less volatile asset.

Like Buying in Cash

Using Crypto to buy a house is similar to purchasing with cash. When you’re not using a lender and taking out a mortgage, you can close quicker. This could also help you make a stronger offer!

Discount

If you can find a seller interested in receiving cryptocurrency and are confident they can continue to profit from the cryptocurrency, they may offer a reduced price.

Cons of purchasing a home with crypto:

Finding a willing Seller

Although cryptocurrency has been around for a little over a decade, it’s mainstream familiarity is still pretty new. Finding a seller who is seeking or accepting cryptocurrency might be difficult. Sellers may put wording in the listing or you might have to ask each seller.

Crypto Worth is Volatile

Since the value of crypto can change by the day, it may make a large purchase difficult. The constant change in value of crypto could make sellers too uneasy to go with a crypto buyer.

Although it is possible to buy a house or property with cryptocurrency, it still may be a bit of a challenge. Another option would be to liquidate your Bitcoin or Ethereum with something like Bitpay first, and then make the purchase. Click here to read more about home purchasing with cryptocurrency.
